My Marketing Plan


                                                MY MARKETING PLAN

As a real estate marketing professional, it is my goal to find an appropriate buyer, in a timely manner, and negotiate a successful sale.

Listing your property is just the beginning. The most important job we have is marketing your property in order to expose it to as many qualified buyers as possible. All of the tools below are very effective, to increase the chances of getting top dollar for your property, and each are available to you.

PRESENTATION

One of the most important parts of representing a property is in the presentation. Professional, attractive pictures can catch a buyer’s interest more than anything else. Good pictures and carefully chosen words to describe your property will open the door for buyers to want to see the property and what it has to offer. Bad pictures, or no pictures at all, can stop a buyer in their tracks. My photos are taken with the latest digital technology.

VIRTUAL TOURS

Great pictures are a very good start, but don’t always give the buyer the complete image of the property. With so many buyers on the internet today shopping for property, they want to see as much information about the property as possible. Country Air Properties posts virtual tours for all our listings and I feel it is a great opportunity to let the buyers preview the property from the comfort of their homes.

MULTIPLE LISTING SERVICE (MLS)

I am a member of the “MLS Alliance” The largest multiple Listing Service in the U.S. Established in 2007, this MLS reaches Buyers and REALTORS® all over California. Over 100,000 REALTORS® and their buyers will have exposure to your listing. Most of these REALTORS® have a database of buyers and new ones arriving daily, just looking for the right home. All it takes is one buyer.

WEB PRESENCE

This medium offers exposure of your property worldwide and is visited by millions of people each year. It is a powerful tool and is the best possible way to reach the most people looking for properties in our area. A recent study shows that about 80% of all homebuyers start their search online.

I advertise extensively on the internet including Realtor.com which features “showcase listings” , My Website, My Brokers Website, IDX, and many, many other websites and this is the premier way to get more information that home shoppers want, when browsing the internet.

E-MAIL ALERTS

I offer an email service that announces your listing to a huge database of buyers. The buyers can sign up for this service through my website and receive new listings that match their search criteria.

SIGN AND 800# WITH EXTENSION

The sign makes it very easy to find your property, when weekend visitors or other agents are looking for properties for sale. The personalized extension assigned to your property will offer a presentation tool with important information about the property, available 24 hours a day.

POSTCARD MAILING

At least 30 postcards announcing the listing of your property will be mailed out to people who live in the area around your property, as well as homebuyers that have expressed an interest in your style home in the past. Sometimes, when a neighbor gets the postcard they announce it to their family or friends, as they would love to have them own a home close to them. (it has happened more than a few times.)

PREPARING YOUR HOME TO SELL

Establishing a competitive price is critical to the success of the sale. I will discuss with you pricing your home TO SELL. Using the most advanced tools available, I will prepare and discuss with you the most recent comparables that show what “ready, willing and able” buyers are willing to spend on a home like yours.

Also, Upon the first visit to your home, I will do a “walk-through” inspection with you and discuss with you things that you can do that will enhance the “sale-ability” of your home including improvements and staging that could increase profits.

ANNOUNCEMENTS

We currently have about 60 agents at Country Air Properties. Twice monthly we have in house meetings, where we will have an opportunity to describe your property to our agents in detail. Each agent has a database of buyer contacts and often an agent will contact them with this information while it is fresh in their minds
